Representatives from three major Essex newspapers will be attending the next Essex Property Network event in order to celebrate us handing over a cheque for £7,000 to representatives from the Make-a-Wish Foundation. There is no need for me to remind anyone to be on their best behaviour because we already know that the Essex Property Family are always well behaved :)

Property Experts serenaded us with their…

December 7th, 2010

It was fantastic to see so many of you at the Property Investor’s Christmas Party 2010. Despite the terrible weather conditions and the problematic transport issues, we had a great night with a number of memorable highlights. After the reception where everyone was treated to a glass (or two) of festive mulled wine, we then seated ourselves and enjoyed a lovely meal.

Ian Gray entertained us with his magical talents whilst the celebrations continued. After dinner we then held our first Property Investor’s Charity Auction. I am pleased to announce that we raised an incredible £7,000 for the Make-a-Wish Foundation. This could not have been achieved without all of the gifts that our property experts donated to the auction. On behalf of the Make-a-Wish Foundation and all of those who attended the party, I’d like to say a special thank you to all of the property experts that were in attendance and donated to the charity auction.

After the auction, the property experts serenaded us with their entertaining performance of the Cha-Cha-Cha (highlights will soon be released). This was followed by dancing and mingling by all. Although the party was scheduled to finish at 12:00am, we were still alert, active, and enjoying ourselves up until 2:00am.

We shall be presenting the Make-a-Wish Foundation with a large cheque at the next Essex Property Network event on 11th January 2011 and you are all welcome to join us.

Why consider selling at auction?

Many “Below market investors” have told me they are being offered more properties then they are able to buy or feel comfortable holding onto.

How many properties have you bought this month?

It’s been an amazing month for a number of our EPN members. Three of our regular attendees have bought two properties each this month in the Essex area. One of the members has only attended two EPN events and has now managed to acquire two sourced properties from another EPN member that will secure him a positive cashflow of £600 per month. You can ask them how they managed to do it at the next EPN event.

Two other members opened up a letting agency in Leigh on Sea. One of the EPN team members is in the process of buying two properties in Portugal. Some say that things quieten down at this time of year but EPN members do not believe in missing out on opportunities.

£50,000 in equity and £500pm of positive cashflow

So far this month, I have been exposed to 9 discounted properties in Essex that were all 25% below market value. A number of EPN members were lucky enough to benefit from my finds. One particular member will have made just over £50,000 in equity and £500pm of positive cashflow in the space of just four weeks, from two deals that I introduced him too. Tesco expected to launch property website within weeks

The supermarket giant was forced to abandon plans to launch its online Tesco Property Market venture at the end of 2007 due to the current legislation governing estate agents and sold the business to estate agents Spicerhaart.

However, a report unveiled yesterday by the Office of Fair Trading suggested the legislation dating back to 1979 should be relaxed to allow more online agents into the market.

It said the housing market was dominated by traditional estate agents which fail to offer competitive prices.

Google, the internet giant, is reportedly planning a property search service in Britain.

Tesco is understood to be working with estate agent Spicerhaart on the new website, which has yet to be given an official name but has been code-named Project Indigo.

It will see properties being advertised on Tesco’s own website.

Rosalind Renshaw, of online magazine Estate Agent Today, said: “It won’t quite be like picking baked beans off the shelves but it may not be far from it.”

Sources suggested the business will begin in a small number of locations which have yet to be finalised although areas under consideration include Milton Keynes, Reading and Brighton.

A Tesco spokesman refused to rule out the launch of the site, saying: “We welcome the OFT’s conclusion that legislation can be updated to make it easier for new entrants to service customers and that a “recognised and trusted brand”, such as Tesco, entering the market would allow for greater competition between online services and traditional estate agents, to the benefit of the consumer.”

A spokesman for Spicerhaart said: “Any statement regarding the Tesco project will be from Tesco.”
